About Surrey

Surrey is a city in the Canadian province of British Columbia. It is located on the Canada-United States border, south of the Fraser River. It is a municipality that is part of the Metro Vancouver and metropolitan area. Surrey is the province’s second-largest city by population after Vancouver and third-largest by area after Abbotsford and Prince George. Surrey has seven town centers: Cloverdale, Fleetwood, Guildford, Newton, South Surrey, and City Centre, encompassed by Whalley.

Surrey was established in 1879 and included land previously occupied by many Halqemeylem-speaking indigenous groups. When an Englishman looked across the Fraser River from New Westminster and saw a land resembling his native County of Surrey in England, he decided to name the settlement Surrey.

Settlers first arrived in Cloverdale and parts of South Surrey, primarily to farm, fish, harvest oysters, and open small businesses. Surrey was able to grow after the Pattullo Bridge was built in 1937. North Surrey’s neighbourhoods were filled with single-family homes in the postwar 1950s, and Surrey became a bedroom community, absorbing commuters from Burnaby or Vancouver.

In the 1980s and 1990s, the city experienced unprecedented growth as people from all over Canada and the world, particularly Asia, began to call it home. In 2013, Surrey was predicted to overtake Vancouver as the most populous city in British Columbia within the next 10 to 12 years.

Surrey is Canada’s 11th-largest city and the fifth-largest in Western Canada (after Calgary, Edmonton, Winnipeg, and Vancouver). Surrey is integral to Metro Vancouver because it is the region’s second-largest city and serves as its secondary economic core. Together with the City of Vancouver, the two cities account for nearly half of the region’s population. In recent years, a rapidly expanding urban core in Downtown Surrey, located in Whalley, has transformed the area into Metro Vancouver’s secondary downtown core.

Surrey has many neighbourhoods, including City Centre, Whalley, Newton, Guildford, Fleetwood, Cloverdale, and South Surrey. Each community is distinct and has a diverse ethnic population. While Europeans and South Asians can be found in large numbers throughout the city, areas with a high proportion of the former include South Surrey (72%), Cloverdale (69%), Newton (58%), and Whalley (51%).

Since the 1980s, Surrey’s population has grown significantly, resulting in a more ethnically and linguistically diverse city. 52% of residents do not speak English as their first language, and approximately 38% are of South Asian descent. Due to rising housing costs and rapidly increasing business rent costs, South Asians began moving to the city from neighbouring Vancouver in the 1990s. Because of the outflow of these residents, combined with increased immigration from the Indian Subcontinent, Surrey has one of the highest concentrations of South Asian residents in North America.

East Asians (10.9%) and Southeast Asians (9.7%) are also significant populations in the city. Surrey’s Black community is small, accounting for nearly 2.3% of the total population. Still, it is home to the province’s largest Black population, accounting for roughly 21% of the province’s total Black population. Like most Canadian cities, the vast majority (64%) of Surrey residents of European ancestry can trace their ancestors back to the British Isles.
